Plant at least ten evergreen trees along the south property line as a buffer, with coniferous trees at least six feet high, and maintain landscaping in good condition at all times.
“A minimum of ten (10) evergreen trees shall be planted along the south property line to buffer the residence at 18235 Waco Street.”
Obtain an amended IUP for any change or intensification of use or any activities not permitted by the issued IUP.
“Any change or intensification of the property use, or activities not permitted by the Interim Use Permit issued shall require an amended IUP.”
Allow periodic compliance reviews upon notification by the Zoning Administrator or Building Official or at a frequency established by the City Council.

Limit outdoor storage to one enclosed 10x20 area by the pole shed for refuse/scrap/sawdust, and limit outdoor parking to up to two company vehicles/trailers and a total of five recreational/personal vehicles/items, with licensed operable pickups/passenger vehicles up to 20,000 GVW allowed in addition.

Conduct manufacturing, fabrication, and power equipment operation inside the pole shed, and keep overhead doors closed if complaints are received.

Acknowledge that the IUP terminates when the property is sold outside the family, upon any condition violation, after discontinuing the business/use for one year, or if City Council changes regulations.

The project’s grading and drainage must be reviewed and approved by the City Engineer as part of the building permit process.

Any driveway(s) for the project must include a culvert.
